PRICING / WHAT’S BEHIND THE NUMBERS
A useful guide.
A clear scope.
The calculators give you a planning budget before you enquire. A written quote confirms what is included, the price, the tax treatment and the work dates.
Cleaning: two different ways to price.
Routine and general deep cleaning use a task-time model. Specific treatments, such as carpet extraction, use measured area. These are planning assumptions, informed by publicly advertised provider rates and adapted for CPS; they are not a fixed tariff or a guarantee that every job can be priced without a visit.
| Work | Guide before VAT, if applicable |
|---|---|
| Regular general cleaning | £28 per cleaner-hour · 2-hour visit minimum |
| One-off general deep clean | £35 per cleaner-hour · 3-hour visit minimum |
| After-building clean | £40 per cleaner-hour · 3-hour visit minimum |
| Carpet extraction | Progressive £3.50–£2/m² · £100 minimum |
| Tile / stone deep clean | £5.50/m² · £150 hard-floor treatment minimum |
| Vinyl / LVT deep clean | £5.25/m² · £150 hard-floor treatment minimum |
| Pressure washing | £3/m² · 20 m² minimum |
Standard cleaning products are allowed for in the general labour model. Washroom consumables, waste disposal, access equipment, stain restoration, sealing and specialist methods are assessed separately.
The assumptions, in plain sight.
- Floor productivity: vinyl 220m²/hour, tile and sealed wood 180m²/hour, carpet vacuuming 250m²/hour. These are CPS planning assumptions, not measured performance guarantees.
- Washrooms: floors at 100m²/hour; add 5 minutes per WC, 3 per basin or urinal and 8 per shower. Floor area is counted separately, once.
- Everyday details: 2 minutes per reachable desk/table; 1 minute per ordinary bin; kitchenette floor and worktops at 80m²/hour. Larger or cluttered areas can take longer.
- Deep and builders cleans: general task time is multiplied by 2 or 3 respectively. Heavy soiling adds 35% to modelled task time. These allowances need a condition check; they do not cover hazardous residues or waste removal.
- Carpet tiers: first 150m² at £3.50, next 350 at £3, next 500 at £2.50, then £2/m². Progressive bands prevent a larger area producing a lower total. This is CPS’s model, not a reproduction of another provider’s calculator.
- Budget range: the upper figure adds 20% to priced scope for planning uncertainty. It is not a maximum charge. The complete written quote may differ after assessment.
- Monthly figures: regular visit cost × visits per week × 52 ÷ 12. One-off carpet/pressure-washing extras are listed separately.
- Height and special methods: windows, gutters, gum removal, steam cleaning, high dusting, catering kitchens, canopies and wood restoration need assessment. They never silently enter the total at £0.
Maintenance & building.
General maintenance uses a £50/hour guide. Carpentry, decorating and building repairs use £62.50/hour with a two-hour minimum. Plumbing uses £90/hour. Electrical attendance uses £114 for the first hour, then £57/hour. The first hour is included once; additional time rounds up to half-hours. The out-of-hours planning allowance is 1.5×. These are per-person labour guides; duration, suitability, parts, materials and project costs are confirmed separately.
Tax and the final quote.
Estimates show the amount before VAT and the equivalent with 20% VAT if applicable. The supplying business and actual VAT treatment will be specified on your written quote. No tax registration, fixed price or booking is implied by the calculator.
